Our home stylists will arrive before the photographer, and ensure your home is looking its very best, with lifestyle touches that we know will engage the right audience and attract a buyer. Often, it’s more about taking items away than adding them.
We use a very talented local lifestyle photographer, used to photographing some of Nottinghamshire’s best homes. Our home stylists will direct the photoshoot, and ensure your home is looking its very best, with lifestyle touches that we know will engage the right audience and attract a buyer. To show your home at its very best, the photographer will take lifestyle shots, feature shots and room shots as well as external drone photography. We will also re-visit at sundown and shoot your home at twilight to maximise the properties exposure to the market.
We use a very talented lifestyle videographer who will capture a scripted lifestyle movie of the home. They will also capture drone footage of your home which will be used throughout the marketing.
After a chat with you about your home, our skilled copywriter will create a beautiful written description, for both the brochure and also the online advert, using your experiences and love of the property.
We create a visual brand for your home, aiming to accentuate its individual nature and perceived value. This will be used throughout the marketing, both online and offline.
Our specialist in-house designer will bring all of the marketing together and create a beautiful magazine ‘lifestyle’ brochure, with the images and the written description. Following your approval, we will arrange to have these printed, and send one to you once received. The brochures are a real winner with our buyers!

In order to stop your home going to the open market, they view with the understanding their offer will need to be over the recommended final sale price!

They all have high-net-worth buyers looking to buy beautiful properties in beautiful locations – like yours. A few days before the Launch to Rightmove – details of your home will be made available to these agents.

Our highly-talented and highly-trained Client Executive’s will hold your hand throughout your journey of selling. Once they’ve spent a few hours on the photography shoot learning your home, they’ll be in the perfect position to show the interested buyers round. We know some owners like to do their own viewings, and we understand why. However, from our experience, this does not end in the best possible result.
We will always aim to give you as much notice as we can for viewings, but it’s not always possible.
Once you become a member of the Smith & Co. Family, we’ll arrange a pre-style visit. During this visit, we will share our tips and tricks on preparing your home for a viewing.
Feedback from the viewings is important for us to understand if there are tweaks necessary. Initial feedback will be given verbally after the viewing, so you know the likelihood of us receiving an offer. More detailed feedback will be given over the following days.
